IFZA Dubai

IFZA Free Zone, Dubai: What It Is Actually Good For

IFZA is one of the most heavily marketed licences in the UAE, which is exactly why it deserves a plain description. It sits inside Dubai Silicon Oasis, it issues Commercial and Professional licences, and it works well for a specific kind of business. It is not the right answer for everyone who gets sold it.

  • Straight answer on whether your activity fits IFZA at all
  • Licence category matched to how you actually earn
  • Corporate tax position checked before the licence is paid for
  • Fees confirmed with the authority in writing, not estimated

Business park offices in Dubai Silicon Oasis at golden hour

Quick Answer

IFZA is a Dubai free zone based at IFZA Business Park in Dubai Silicon Oasis. Its own materials describe two licence categories, Commercial and Professional. It suits consultancies, professional services and trading businesses whose customers are outside the UAE or who sell to other businesses rather than to the mainland public. Because IFZA is not listed in the Ministry of Economy & Tourism registrar directory, operational details published by agents vary widely: confirm activity lists, facility options and fees directly with the authority before committing.

What IFZA Publishes, and What It Does Not

Worth being precise here, because most pages about IFZA are not. IFZA's own website names two licence categories, Commercial and Professional, and locates the business park at Building A2, Dubai Silicon Oasis. Real estate inside the park runs through IFZA Property.

What it does not publish is a headline activity count or a visa quota table. Those numbers circulate widely and disagree with each other, because they come from agents rather than the authority.

So we check yours against the current list before you commit.

  • Commercial and Professional licence categories, per IFZA
  • Located at IFZA Business Park, Dubai Silicon Oasis
  • Activity lists change: verify yours at application, not from an article
  • Visa capacity is tied to your facility choice; get it in writing

Who IFZA Genuinely Suits

Consultancies and professional service firms billing clients abroad. Trading companies moving goods that never touch the UAE mainland. Small teams that want a Dubai address and a straightforward renewal.

Where it goes wrong is predictable. A founder whose customers are UAE restaurants, clinics or retailers buys an IFZA licence because it was cheap and fast, then discovers that selling into the mainland needs a distributor, a branch or a dual arrangement — and that the income was never going to be 0% anyway.

  • Good fit: export services, offshore consulting, B2B trade abroad
  • Good fit: founders who want a Dubai base without industrial space
  • Poor fit: retail or F&B serving UAE consumers directly
  • Poor fit: anyone whose revenue is mostly mainland-billed
  • Check first: regulated activities needing external approval

The 0% Question, Answered Honestly

No free zone grants you 0% corporate tax. The zone issues a licence; the Federal Tax Authority decides your rate. To pay 0% you have to be a Qualifying Free Zone Person, and that status is tested every year against your actual income, not your address.

Revenue billed to mainland UAE customers is generally not qualifying income. It carries 9%.

We file the corporate tax returns for companies in these zones, which is why we would rather have this conversation before you pay a licence fee than at your first return.

  • Qualifying income, tested against your real invoices
  • Adequate substance maintained inside the zone
  • Transfer pricing compliance, including with related parties
  • Audited financial statements: not optional for a QFZP
  • Election and registration handled on time, every year

Getting the Licence Issued

The sequence is the same as most Dubai free zones, and the licence itself is rarely the slow part. Name approval and document attestation move quickly. The immigration file, the establishment card and the bank account take longer, and the bank takes longest of all.

Plan for the bank from day one, not after the licence prints.

  • 1Confirm the activity is licensable and matches your real revenue
  • 2Reserve the trade name and obtain initial approval
  • 3Choose the facility: this drives your visa capacity
  • 4Submit shareholder documents; attestation where required
  • 5Licence issued, then establishment card and immigration file
  • 6Corporate tax registration, and VAT if you cross the threshold

What We See Go Wrong With IFZA Setups

The pattern repeats often enough to be worth naming. Someone buys an IFZA licence on price and speed, without anyone asking who their customers will be. Eighteen months later they are sitting in our office with a first corporate tax return and a problem.

Three versions of it come up most.

The first is mainland revenue. The company sells to UAE businesses, so the income was never qualifying, and the 0% they were promised was 9% all along. The second is the activity mismatch: the licence permits consultancy, the invoices describe something else, and the gap only surfaces when a bank or an auditor reads both. The third is substance — a licence held from abroad with no real presence, which does not support a qualifying claim.

None of these are IFZA's fault. They come from choosing a zone before anyone asked the tax question.

  • Mainland-billed revenue that was never going to qualify for 0%
  • Invoices that describe work the licence does not cover
  • A licence held remotely, with no substance to support a claim
  • Renewal costs that were never modelled past year one

Is IFZA a designated zone for VAT?

Designated zone status is set by Cabinet Decision, not by the zone's marketing, and it applies to supplies of goods rather than services. The Federal Tax Authority publishes the current list under its Legislation section. Do not assume status from an agent's brochure: if VAT treatment on goods matters to your model, we check the current Cabinet Decision list against your specific facility before you sign.

Does an IFZA licence give me 0% corporate tax?

No. The zone does not set your tax rate. You must qualify as a Qualifying Free Zone Person, which depends on your income being qualifying, keeping adequate substance in the zone, meeting transfer pricing rules and filing audited accounts. Income billed to mainland UAE customers is generally taxed at 9%.

Can an IFZA company sell to customers in mainland Dubai?

Not directly as a rule. Reaching the UAE market usually means a distributor, a mainland branch or a dual arrangement, and each has a different cost and tax consequence. This is the single most common reason a free zone licence disappoints, so it is worth settling before you choose the zone.

How many visas can an IFZA company get?

Visa capacity follows the facility you take rather than a flat rule, and IFZA does not publish a quota table on its own site. Any specific number you have been quoted came from an agent. Ask for it in writing from the authority as part of your package before you pay.

How many activities can one IFZA licence hold?

IFZA does not publish an activity limit on its website, and the figures circulating online conflict. We confirm the current position for your specific activity combination at application rather than relying on a published article.

Can I open a corporate bank account with an IFZA licence?

Yes, though the licence is only the starting point. UAE bank compliance teams assess the business itself: whether the stated activity matches what you actually do, whether there is a real operating presence, and whether the ownership structure is transparent. Applications from companies with no website and no local footprint are queried more often. We assemble the document pack and brief you before the compliance interview.

What happens at renewal?

The licence renews annually, along with the facility and the establishment card, and the immigration file needs to stay current. The cost is not always the same as year one, because facility upgrades and added visa capacity change the position. We price the renewal alongside the first year so you are not surprised twelve months in.

Can I move my company from IFZA to another free zone later?

Moving generally means forming a new entity in the destination zone and winding the first one down properly, rather than transferring a licence across authorities. That means new bank accounts, reissued visas and a formal closure of the original company. It is doable, and it is expensive enough that choosing correctly at the start is worth the extra week of thinking.
